The logistics involved in multi-unit buildings – shared elevators, parking restrictions, HOA rules, and neighbor considerations – add a layer of planning that single-family home moves do not require.

Whether you are moving into a beachside condo in Cocoa Beach, an apartment in Melbourne, or a high-rise community along the Indian River, here is what to prepare before move-in day arrives.

Contact the Building Management Before You Book Your Move

Before you even confirm your move date with your moving company, reach out to the building management office or HOA. Many condo and apartment communities have specific rules about when moves can happen, how long the elevator can be reserved, which entrance the moving crew must use, and whether there are any fees associated with the move. Some buildings require a deposit or a certificate of insurance from your moving company before they will grant elevator access.

Reserve the Elevator

In most multi-story buildings, the elevator is shared by all residents. On move day, you need it frequently and for extended periods. Reserve this as early as possible – other residents move in and out too, and popular days like weekends fill up fast.

Parking is tighter in most apartment and condo communities than in single-family neighborhoods. Find out in advance where a moving truck is permitted to park, whether a loading zone is available, and how long the truck can legally stay in that spot. In some coastal communities around Brevard, street parking near the building entrance may require a temporary permit from the city or property management.

Understand the HOA or Building Rules That Affect Your Move

Many Brevard County condos and apartment communities have HOA rules that directly affect how you move in and how you live once you are there. Some of the most common rules that catch new residents off guard include restrictions on the hours during which noisy activities like moving are permitted, rules about what can be stored on balconies or patios, pet breed or weight restrictions if you are bringing animals, and parking assignments that may limit where your guests can park during your first weeks.

Ask your property manager or leasing agent for a copy of the building rules before your move date so you can plan around them rather than discover them after the fact.

Protect the Common Areas During Your Move

Moving furniture and boxes through shared hallways and lobbies can cause damage – scuffs on walls, dings on door frames, scratches on floors. Many buildings hold the moving resident responsible for any damage that occurs during the move. Before the crew starts, make sure elevator pads are in place, and consider using floor runners in hallways if your building provides them or allows it.

Set Up Utilities Before You Arrive

In a condo or apartment, some utilities may be included in your rent or HOA fees while others need to be set up independently. Before move day, confirm which utilities you are responsible for and make sure electricity, water, and internet are all active at your new unit. Moving into a dark, hot apartment on a warm Brevard County afternoon with no AC running is not a great start to your first day.

Also confirm whether the previous resident has transferred or canceled services properly, particularly for electric and cable accounts that can sometimes remain in a prior name and cause setup delays.

Do a Walk-Through Before the Truck Arrives

If at all possible, do a walk-through of your new unit before move day. Look for any damage that is already present – scratches, holes in walls, stains, broken fixtures – and document it with photos before your belongings go in. Note the condition of the unit’s floors especially. If you are moving into a unit with hardwood or tile, you may want to put down floor protection before the crew starts bringing in furniture.
